SMS Terms of Service

These SMS Terms of Service ("SMS Terms") govern your use of TruStay LLC's ("TruStay," "we," "us," "our") text messaging services. By providing your mobile phone number to TruStay or by opting in to receive text messages from us, you agree to these SMS Terms. If you do not agree, do not provide your phone number and reply STOP to any message you receive.
Who we are
TruStay Property Management LLC is a short-term rental property management company operating in Utah, Colorado, Idaho, Texas, and Arizona. Contact: support@trustaypm.com or 435-271-3701.
What messages we send
TruStay sends two categories of operational text messages:
Guest Messages. If you have a confirmed reservation at a property managed by TruStay, you may receive operational text messages related to your stay. These include but are not limited to:

Pre-arrival check-in details (door codes, parking, Wi-Fi)

Real-time responses to questions or issues during your stay

Maintenance dispatch updates

Checkout reminders and post-stay confirmations
Owner Messages. If you are a property owner who has signed a TruStay Property Management Agreement, you may receive operational text messages related to your managed property. These include but are not limited to:

Maintenance issues requiring your approval

Booking and occupancy notifications

Owner block reminders

Property-specific operational questions
We do not send marketing or promotional content via SMS.
How you opt in
Guests. You opt in by providing your phone number during the booking process on Airbnb, Vrbo, or directly on trustaypm.com, and by confirming a reservation at a TruStay-managed property. The booking confirmation includes notice that operational SMS may be sent to the phone number on file.
Owners. You opt in by signing the TruStay Property Management Agreement, which includes a clause authorizing operational SMS to the phone number you provide. We do not send messages until the agreement is countersigned by both parties.
Prospective Owners and Inquiries. If you submit a contact form, TruQuote request, or other inquiry on trustaypm.com and check the box indicating you agree to receive text messages, you opt in to receive SMS from TruStay related to your inquiry. Checking that box is optional. You may submit a form without consenting to SMS, and we will respond by email or phone instead. If you do consent, the messages you receive will relate to your specific inquiry, such as scheduling a follow-up call, sending a personalized property income projection, or answering questions you raised in the form.
Message frequency
Message frequency varies by use case. As a guideline:

Guests: up to 20 messages per stay

Owners: up to 30 messages per month per property managed

Prospective owners and inquiries: up to 10 messages over the course of a 30-day inquiry window, after which we stop unless you reengage
Actual volume depends on the activity at your property or during your stay.
How to opt out
You can opt out at any time by replying STOP to any message you receive from us. Once we receive your STOP request, we will send a single confirmation message acknowledging your opt-out and will not send further messages to that number unless you reopt in. You can rejoin by replying START.
Opting out of SMS does not opt you out of other forms of communication from TruStay (such as email or phone calls). To opt out of those, contact support@trustaypm.com.

Cost
Standard message and data rates may apply based on your mobile carrier and plan. TruStay does not charge you to send or receive these messages, but your wireless carrier may. Contact your carrier with questions about your plan.
Supported carriers
TruStay's SMS service is supported on most major US carriers, including but not limited to AT&T, Verizon, T-Mobile, US Cellular, and their subsidiaries. Carriers are not liable for delayed or undelivered messages.
Privacy
Your phone number and message content are subject to TruStay's Privacy Policy. We do not sell, rent, or share your phone number with third parties for marketing purposes. We use a third-party communications provider (Dialpad, Inc.) to deliver messages and store message content for operational purposes.
Changes to these SMS Terms
We may update these SMS Terms from time to time. Material changes will be posted on this page with an updated effective date. Continued use of our SMS services after changes are posted constitutes acceptance of the updated terms.
