Three resorts, one town. Park City Mountain Resort is the largest ski resort in the US by skiable acres. Deer Valley sits next door, ski-only, with a luxury reputation that drives premium pricing. Combined with The Canyons access (now part of PCMR), Park City owns more than 9,000 inbounds acres within 10 minutes of Old Town. Owners who target the right resort guest at the right rate dominate.
The Sundance lift. The Sundance Film Festival runs late January every year. Properties anywhere in Park City price 4 to 6 times normal weekend rates and book solid 6 months out. Christmas and New Year's Eve weeks layer another 5 to 8x premium with 7-night minimums standard.
Neighborhood pricing reality. Old Town condos run $300 to $500 ADR in ski season, $200 to $300 in summer. Deer Valley estates sit $800 to $2,000+ in ski season. Park Meadows family homes earn $400 to $700 in ski season. Promontory and Glenwild luxury homes start at $600 ADR and stretch past $1,500 for the right week. Set the right rate and your Q1 alone can carry the year.
Summer matters more than people think. Deer Valley concert series, mountain biking, fly fishing on the Provo and Weber rivers, and the surge of Park City summer events drive 50 to 65 percent occupancy May through October. Properties that don't price for summer leave money on the table.
