SLC is a true four-season market, and the calendar matters as much as the location.

LDS General Conference. Twice a year, in early April and early October, more than 100,000 visitors come into the city for a weekend. Hotels sell out months in advance. Properties anywhere in Salt Lake County price 3 to 5 times normal weekend rates and book solid. If you own here and you don't price for these dates, you're leaving four figures on the table per property per year.

Cottonwood Canyons skiing. Brighton, Solitude, Alta, and Snowbird are all within 30 to 45 minutes of downtown. Park City is 45 minutes east. Properties in Cottonwood Heights, Holladay, and the south Avenues that emphasize ski access run $200 to $275 ADR through the December-March window with 75 to 85 percent occupancy.

Conferences and business travel. Salt Palace Convention Center hosts major industry events year-round. Add steady tech-corporate travel from Silicon Slopes and the local SLC tech scene, and downtown 1 and 2-bedroom properties stay near 70 percent occupancy through the work week with $145 to $200 ADR.

Neighborhood characters. Sugar House is walkable and trendy, runs $125 to $175 ADR with 70 to 80 percent year-round occupancy. The Avenues and Capitol Hill skew more historic and slightly higher rate. Downtown is conference-driven. Holladay and Cottonwood Heights are ski-driven.

Other anchors. Utah Jazz games at the Delta Center (October through April), Sundance Film Festival overflow in late January, summer national parks travel through the SLC airport gateway, and U of U athletic events. Each adds predictable demand windows worth pricing aggressively for.

Salt Lake City has its own short-term rental ordinance with registration requirements. We track changes and flag any compliance issue before it becomes an enforcement action.
