What Provo actually looks like as a short-term rental market

Provo is not a single STR market. It's at least four overlapping ones, and how a property performs depends heavily on which one yours sits in.

BYU and university demand. Brigham Young University drives the most predictable revenue spikes in the city: home football weekends at LaVell Edwards Stadium, parents' weekend, graduation, new-student move-in, alumni events. Owners who price aggressively for these dates can earn 30 to 50 percent of their annual revenue in a handful of weeks.

Tech and Silicon Slopes business travel. Qualtrics, Domo, Pluralsight, Ancestry, and Adobe (in Lehi) bring sustained midweek demand for 1 and 2-bedroom properties under 1,400 square feet. Average daily rates here run between $135 and $185 in 2026, with occupancy in the 60 to 75 percent range for well-managed properties.

Outdoor recreation. Provo Canyon, Sundance Mountain Resort, Utah Lake, Bridal Veil Falls, and the Squaw Peak overlook all draw weekend leisure travelers from Salt Lake and out of state. Larger properties (3+ bedrooms, hot tub, parking for 4+ cars) outperform here, especially November through March for the ski-adjacent crowd and June through August for the lake and hiking crowd.

Local events. Stadium of Fire (the largest July 4 event in the western US), the Utah Valley Marathon, the Freedom Festival, and Utah Valley Convention Center bookings produce predictable demand windows. Owners who set rate floors and minimum-night rules around these dates capture meaningful upside.

Provo is also a regulated market. Short-term rental ordinances in Provo proper, Orem, Pleasant Grove, and surrounding cities differ from one another and from Salt Lake's rules. We track regulation changes by city and flag any compliance issues that affect your property before they become enforcement actions.
